ACCESS STATEMENT
This two storey property was constructed in 1985 with 3 bedrooms and a bathroom on the first floor and a lounge, kitchen diner, hallway, conservatory and shower room on the ground floor. Access to the first floor is via a straight flight of stairs from the lounge. All doorways have standard opening widths circa 740 mm.
With the exception of the bathrooms, hallway, conservatory and kitchen all rooms are carpeted.
Front access is by way of a paved driveway and narrow paved pathway from the road side/pavement which has dropped kerb for vehicles. The front door approach is via several steps of varying size from the pavement. Access to the rear is via a tarmac path between adjacent properties and onto the rear communal green which has slight gradients and then onto a paved pathway. The rear patio doors are at the same height as the path. The patio area is paved having an outdoor table and chairs.
Electrical points are at work surface height in the kitchen and at skirting level in all other rooms. Bed side lights are provided in all bedrooms. The beds are on wooden bed frames. All other lighting is good with a mixture of uplighters, floor lamps and spot lighting in the hallway areas, lounge and kitchen. All light switches are at heights of approximately 1300mm from the floor. The TV, DVD/Blu-Ray and Hi-Fi all have remote controls.
